Before: A Weathered Garage Door That Had Outlived Its Previous Stain

This Glenview property has a detached garage with a hand-crafted carriage-style wood door, set into a natural stone surround beneath a slate-shingled roof. It is exactly the kind of architectural detail that makes a home distinctive, and exactly the kind of surface that requires consistent maintenance to hold its appearance. When wood stain fails, it does not fail uniformly. It fades in high-UV areas, lifts and peels where moisture has worked beneath the film, and oxidizes in patches where the previous application was uneven. That is what the before photo shows: a door that still had its profile and character, but whose finish had deteriorated to the point where it was doing the opposite of what stain is supposed to do.

The decision here was not whether to restain, but whether to restain over the existing finish or strip the door back to bare wood first. Applying new stain over a failing existing coat is a shortcut that produces a result that looks better for a few months and then fails in the same locations, because the new stain is only as well-adhered as the layer beneath it. We stripped the door to bare wood before anything new went on.

Down to Bare Wood: Why Full Stripping Produces a Better Long-Term Result

With the old stain fully removed, the quality of the wood underneath became visible. The door is well-constructed with solid panels and clean joinery throughout. Stripping also revealed the areas at the base where moisture infiltration had contributed to the original stain failure, which informed how we approached the prep work before the new stain went on. Any raised grain from the stripping process was sanded back, the glass inserts were masked with blue painter’s tape, and the surface was allowed to dry and stabilize before staining began.

The stripping and sanding stage is the most time-consuming part of a wood restoration project, and it is the stage that most determines how long the finished result holds. A new stain applied to a properly prepared bare wood surface penetrates the grain and bonds to the wood itself. A new stain applied over an inadequately prepared surface bonds to whatever is left of the previous coat. The difference in longevity between those two approaches is substantial, especially on a surface that faces Chicago winters and the freeze-thaw cycling that works at every exterior wood surface in the North Shore market.

Stain Application in Progress: Masking the Stone and Building the Color

With the door prepped and the surrounding stone and trim fully masked, stain application began. The photo shows the mahogany tone building evenly across the panels, with the glass still protected behind blue masking from the previous stage. Staining a carriage-style door with this much panel articulation, raised framing, and glass insert trim requires brush application rather than spraying, working the stain into the recesses and along the grain in each panel before moving to the next section. Maintaining a wet edge across a door this size matters: stain that begins to set before the adjacent section is applied produces lap marks that are visible in the finished surface under raking light.

The finished door is a complete reversal of the before. The mahogany stain is deep, even, and consistent across all panels, the framing members, and the arched glass surrounds. The glass inserts are clear with all masking removed. The color integrates directly with the natural stone of the surround and sits well against the slate roof and the dark painted trim, which is exactly what the original stain was doing before it failed. The door no longer reads as a maintenance problem. It reads as a feature.

Wood garage doors at this level of detail are worth restoring. The carriage-style profile, the arched glass inserts, and the stone surround context make this door a visual anchor for the entire property from the street. Replacing it with a painted steel door or a fiberglass panel door would have eliminated the character entirely. A full strip-and-restain brought it back to the condition it deserves.
